St. Cuthbert's Cooperative Association opened at store at what was 5-6 George Place (now 368-370 Leith Walk) in 1906. There's a direct lineage from St. Cuthbert's through to Scotmid, so I would make that the oldest shop trading from the same location on Leith Walk (so far).

Miller's Linoleum Store opened at 1 Smith's Place (177 Leith Walk) in 1932. This pips Borlands therefore by a few years.
