Pro tip: Make sure your LLC is in Good Standing with your state to avoid being unable to close in time and delay funding. Sometimes if you’re in bad standing and you fix it, it could take 2-6 weeks for your state to update the website which could delay your deal. Check it often.

I funded a bridge loan so it could be a quick interest only loan with no prepayment penalties. This allowed the flipper to pay off his original loan, get some cash out to pay his investors and allow him to sell it later with no prepay penalties. If you need a cashout refi, DM me

With tariffs starting to go into effect, make sure you’re adding a contingency to your rehab budgets to make sure you can get through any increases in building supply materials that we might see. We haven’t started seeing price increases to materials yet, but they’re coming.

A month or so ago I had deal die on closing day. Pro tip: make sure you have a good title/escrow company that can perform. The wrong one can kill your deals.

My top capital providers have been dropping rates recently. Fix and flip & ground up rates were 10-12%. Now I am seeing some of them around 8.75-9.5% on the low end for fix and flips And as low as 8.99-9.49% on ground up Lower rates = more profits. Great time to build.
