Locked in 4.25% rate for 5 years on phase 1 of latest development Now ready for phase 2 but bank only will lend if we modify first loan and adjust to current rate of 9+ Doing so wipes out any increase of cash flow from phase 2 so it’s a non starter What do you do? šŸ¤·ā€ā™‚ļø

Repriced our next storage building yesterday expecting to have an increase but it’s actually went down 5k in the last 60 days! Such a sight for sore eyes when I feel like all I’ve seen the past few years is increases Now if we can just get back to 19’ prices I’ll be styling šŸ˜Ž

After spending over 2k on just the metal pipe alone for the ballards on the last building, I’m switching over to 6ā€ pvc filled with concrete and reinforced with rebar. We’ll see how it goes, hopefully it does the trick! #contractorgarages

Just got off the phone with county appraiser since we’re protesting tax increase on storage/industrial property Our value more than doubled in just a year. We did add more buildings but nowhere near the amount they have increased Says there switching to an income approach now

YTD we’ve had 30 move ins and 24 move outs. Posting an impressive net +6 move ins for the year. šŸ’Ŗ What’s everyone else seeing? I gave up on ā€˜24 but was optimistic about spring/summer ā€˜25 but just not seeing it yet and starting to not be so optimistic

We had one of job sites vandalized over the weekend. They stole some wire and the AC line sets. Has anyone had any luck with successful deterrents? I going to get some cameras and ā€œunder surveillanceā€ signs but curious if I’m missing anything

Those in the ETA space. How are you accurately valuing SDE when it comes to addbacks? Owner’s salary and a few others are easy but are you just taking the addbacks and discounting that number 20-30%? seems foolish to assume 100% but before DD it’s hard to know
