it’s not unlikely that this design was informed/forced by city requirements, not the architects aspirations. A lot of building design is forced by the cities current objective standards, stair reqs, bulk controls, and massing requirements

Since 50% of housing construction costs are labor … this becomes a compounding problem When no one who lays tile or hangs drywall can afford to live in the City (whether it’s a metropolis or a mountain town), it gets even harder to make projects pencil

Big blue cities need 1. Condo defect reform as soon as possible (more condos will be built) 2. subdivision map act needs to be reformed for streamlining (the most time consuming part of creating an ownership product in subdivision) 3. More TIC lending products

Two reasons for lack of lot splits 1. Homeowner reqs 2. Subdivision is so slow compared to pulling permits (years) I want more ownership opportunities in CA, but its unlikely that SB 9 will be the way that is accomplished. Thanks for a cool graphic Joe Cohen and Oren!
