In reviewing a recent appraisal (12/2024) from a well-known entity, I see “comps” from 2017,2018, and 2020 used as the basis for determining today’s market value for land to be developed into office . . . 😵‍💫

It’s baffling how much “the bar” varies for the standard requirement of core competency in a given field from group to group. It seems commonplace that those who perform below “the bar” but belong to a certain group, are rewarded and given additional resources, for subpar output.
