True story. Buyers are picky about getting into contract AND staying in contract. A lack of affordability has bred a hyper-sensitivity among buyers about condition, location, and price (and staying in contract).

A client gave me some thrashed skateboards this week. During an appraisal inspection, I noticed they were going to throw out four decks, so I asked for them. Made some hearts. And we will see what else comes of these.

The housing market so far in 2025. Eleven counties in the wider region. Here’s a look at sales volume and total price volume. What stands out to you?

The market isn’t the same everywhere. A good reminder that there is no such thing as a national market with just one trend. This is one of my favorite visuals every month from Lance Lambert.

Look, the internet is really cool, but did you ever have one of these? Ha ha. If you know, you know. A client gave this to me at an inspection today.

Short sale active listings represent 0.5% of all listings right now in the Sacramento region. This is a tiny number, but 89% of these listings are under the median price, which shows it's owners at lower price points who are more prone to distress.

A market update from the sky? A real estate broker wants to do a video market with me while flying around over Sacramento in a plane. She’s a licensed pilot. I love the idea, but I’m a little nervous about small planes.

I just answered a question from someone alarmed about a Redfin headline stating the gap between buyers and sellers is the "most on record." This article has gone viral in recent months, but the problem is stats are from 2013 onward. Highest ever = highest since 2013.

I’m in my helmet and pads era now. I had a skateboard accident recently. The black eye is almost gone now. Onward. With protection.

Some stats I shared in a presentation recently for El Dorado Hills. Basically, the higher the price, the more likely there is a pool (and the more likely buyers expect one to be there). Above $2M is nearly 9 out of 10 sales with a pool.
