Here’s the not hot take. The lawsuit is frivolous and silly but that’s not that different than many lawsuits brought by AGs and federal agencies these days. Not anything new here. But what really bothers me is the comms around this lawsuit. “Why is the rent so damn high.”

A few thoughts on the BLS release on OER reweighting. 🧵 (1) It makes it pretty clear, imo, that the Jan rent-OER divergence was largely noise. The +5% wght on 1-fam detached homes isn't nearly enough to account for a 0.2pp rent-OER gap. (2) There is no lingering shock for 6m⬇️

Julia Coronado Was it me or do some lawmakers seem confused about OER. There seemed to be an undercurrent to one or two questions that implied OER overstates housing inflation because it incorporates/reflects (rising) interest expenses when the whole reason for using OER is it does not do this.

This looks like such a strange risk/reward deal for the county. Risk: Pima County appears to have indirectly guaranteed the bonds through revenue and lease structure. Reward: Pima County gets paid last, after the developer has taken out all development fees and managment fees.

Not sure people realize how impossible it is to build new multifamily right now because of rates. This won’t break ground until the 10 year treasury is sub 3.5% and maybe even sub 3%. No new construction in 2024 and maybe 2025 meaning there’s a potential for a huge multi housing
