Why do so many people in commercial real estate look down at people who invest in residential real estate? I’m an LP in a lot of large deals and a 15-20% IRR on a commercial project is what most aim for/expect and I know many residential investors who hit those same metrics.

For the crowd who says residential real estate is a bad investment: Why is their so much institutional money flooding the residential space? One would think that hedge funds and PE companies have access to advanced data that guides their investment strategies sooo IMO the math
