Property level cashflow is critically important to underwriting!

Inflation is tame but still to elevated, IMO, for the Fed to cut rates. I think they will want to see more data that inflation is closer to 2% target and get final tariff deals - not just frameworks. This assumes unemployment remains below 4.5%
