This industrial redev had an existing 30” sewer main carrying an entire city’s waste.

DPW informs us they traced a 2 mile raw sewage backup to my site.

An excavator collapsed an exposed manhole. Instead of reporting it, the field team backfilled the hole and went to lunch.

Redev authorities should consider inc. the value of the land/building as part of the project and get an equity return as a partner. Obviously wouldn’t work with every project—but it would be a great way to incentivize developments that are struggling to get off ground.
