I remember a lot of people stating we are in a balanced market last year and that we will remain in a balanced market. Keep in mind a lot of sales lows have to do with key affordability, and high inventory has to do with stressed renewals, and forced sales (not always POS).

I drive a Honda Civic.

My wife drives a Lexus RX350.

Sometimes, I have to take the Lexus to showings.

When I pull up in the Lexus, my clients always look surprised.

How many sales have been reported relative to the # of listings that sellers CHOOSE to terminate?

Simply put, when this number is high, sellers are happy with the offers they're receiving. When it dips, sellers are holding out.
