This is a good thread but I disagree with the word 'failure.'

SF housing policy is designed to strangle housing production. San Fransicans hate housing production. And they wrote laws to limit.

The system is working as it was intended to work.

The price of housing is set by supply and demand. If we want rents and home prices to become affordable to middle class Californians, we need to build more homes in the places people want to live.

The relationship between vacancy rates and housing prices is easy to understand.

When housing demand outstrips supply, the vacancy rate drops and rents go up.

When supply exceeds demand, the opposite happens.

To make homes affordable. build new homes where people want to live.
