Biden wasn’t my primary candidate in 2020, but in retrospect he outperformed my expectations and probably my candidate.

Voters are really good at assessing the vibe.

Average cash price of a residential solar system in the US, according to Wood Mackenzie: $3.25 per watt.

Price in Australia: $0.62 per watt.

Absolutely shameful. There should be a coordinated national effort to solve this.

I've started measuring all government spending as a multiple of the cost of renovating DC's train station ($8.8 billion). With this new aid package, Ukraine will be able to renovate almost 7 train stations.

What's interesting about this is that 5 out of the 7 places people are moving to have an average housing value of under 400k. Average in Seattle is 879k.

πŸ‘€ Seattle’s city property taxes grow only 1%/yr, which means its contribution to the general fund has shrunk by about 14% since 2020 in real terms due to inflation.

But it can grow tax base by the value increase due to new construction…

Seattle's MHA experiment on unfunded 'inclusionary zoning' mandates is the worst news for Left-YIMBY hopes that I've seen in my lifetime

let us imagine a world in which we have 100 rich people and 100 poor people

there are 50 shitty apartments and 50 penthouses

it's obvious that this world would have 100 housed rich people and 100 homeless poor people

This one plot completely changed my perspective on US racial statistics. If you just compare raw numbers between black and white Americans, you're very likely comparing young people to old people. That's why you should almost always ask that the numbers be adjusted for age.

Incredible look at traffic manslaughter (β€œaccidents”): if traffic cameras are combined with license suspensions, we could be saving many lives.

This chart misses the impact on rents when production drops. They go up, not just in new construction buildings but in ALL buildings.

MHA is a transfer of wealth from renters to landlords.

MHA in missing middle zones will be a transfer of wealth from renters to homeowners.
