Data showing our housing market is just as screwed up as it seems on the surface.

(I hope my young adult kid does not see this - it will really depress her.)

We tax housing construction like we tax cigarettes, and we wonder why we’re getting less of it.

This is true. It makes the point - arterials should be for commuters and neighbourhood streets should be for local activities. Especially as we allow more density in neighborhoods - these streets are better used for walking and hockey and basketball than through traffic.

School streets would be a major change but remarkably easy to implement. We just need to block off access for vehicles in front of schools during drop off and pick up - to create a safe space.

School Streets - car free spaces in front of schools at the beginning and the end of the school day to ensure safe spaces for kids.

Today, traffic danger means principals spend their mornings and afternoons managing traffic. It’s madness.

As a developer, let me say this: I fully support the first bullet in the Public Land for Homes plan. When governments lease land for development, instead of selling it, they keep that land in the public trust and they can deliver homes more affordably. We currently have a deal…

I was asked by UrbanToronto how we can accelerate sustainability through smarter urban planning.

I had a few things to say about density and our streets, including the need for the design of our streets to match the intensity of the density and infill. Our streets need to be…

Breaking: Federal government announces Public Lands for Homes plan, and backs it up with financing measures to get builders building.

All new housing begins with access to land. There is so much opportunity to build affordable homes on under-utilized municipal, provincial and…

Why would someone who lives in the heart of the city care about a super highway being built on the fringes of the region?

Quality of life. Safe streets free from overwhelming traffic, and the noise and pollution that cars sitting in traffic brings.

Highways act as funnels…

Smart municipalities enable neighbourhoods to take traffic calming into their own hands with *Community Paint Days* ⬇️. Or, they hire artists.

Paint is not infrastructure. In fact, I’m not a fan of tactical urbanism because it is here today gone tomorrow.

But for places that are failing to transform their infrastructure, it should be a first and easy step. Paint is something that the cheap and mild can do to make…

Highways and sprawl isn’t just terrible for your life (the high personal and financial cost of the long commute) and terrible for the environment, it’s also terrible for cities and governments because the math doesn’t work. Sprawling cities are broke. Sprawl inducing highways…
