Something I just noticed in here; AO244/21 says that a landlord is required to notify the court when filing an eviction if tenant has applied for ERAP.

Not doing this seems like it could be grounds for dismissal. Ours didn’t do it.

Also, what happens when there are so many cases they can’t be assigned to attorneys when tenants are entitled to an attorney by law?

A tactic landlords are using to get cases into housing court before eviction moratorium expires is contesting their Hardship Declaration w/out good cause.

Courts are allowing cases to be filed but then aren’t holding hearings to hear why landlord contests the hardship.

I'm not sure why Governor Kathy Hochul thought August was too dangerous to let the moratorium end, but now, with freezing temps and omicron ripping thru NYS, is an ok time to let 230,000 evictions move forward. Is it just bc her main primary challenger dropped out? 🤔

It’s absolutely wild watching landlords at risk of losing their own homes due to loss of income talk about their fear of losing their home, and the trauma that would create, while in the same breath wanting to do the same thing to tenants.
