I finally got through the new federal housing plan document and, overall, it's a substantive policy package with many smart policy choices (and a few duds). It generally tells an accurate narrative of housing crisis and the tools we need to use to fix it.

And if you read financial statements of these company's that they're legally obligated to make to investors, they all say that the lack of housing supply is the reason that this sort of investment is attractive.

This a symptom of a too few homes, they're literally saying so.

WOW... this one is *huge* (and nerdy). The federal government is bringing back a 10% Accelerated Capital Cost Allowance for purpose-built rentals.

This was one of the key recommendations of both the National Housing Accord and Blueprint for More and Better Housing.

QC using development charges almost not at all drives me a little batty if I dwell on it too long

ON policymakers (both muni and prov) will intone 'growth pays for growth' like it's a law of the universe or a commandment and... it's just a choice, and a dubious one at that

I'll do a longer blog post about this later. Was playing around with some numbers. I find for most Ontario cities, the provincial housing targets aren't sufficient to keep up with population growth, with the odd exception of Ottawa, where the target is very aggressive.

If you're not willing to endure the political cost of municipal wailing OR the fiscal cost of making munis whole then yeah, development charges end up looking pretty good from the Premier's Office.

However, this needed to be offset by opening up more infill land for development. It needed to be offset by legalizing density. We didn't do that part of it.

So instead of more people = more places to build, we did more people and fewer places to build.
