Do any tax experts know if the capital gains change will apply to RE transactions that firmed up after June 25 or with a closing date after June 25th?

I would think the former, but the announcement sounds like it's the latter which would impact properties that have already sold

'Aligning Immigration With Housing Capacity'

'Stabilizing International Student Intake to Alleviate Housing Pressures'

Overall, this plan has a lot of very good policies

There are no immediate fixes to Canada's housing crisis, but this plan is definitely a good and serious step in the right direction
