Today I got paid rent for my house hack, an Airbnb deposit, and boarded a new dog.

1 day = 3 income sources

This is after a decade of only 1 income source.

I have 3 properties. 2 are good. 1 is absolute trash.

Here's a quick breakdown of my terrible condo (so you don't light your money on fire like I did):

I bought a condo in Riverside Austin. It was only $20K all-in (including furniture).

I bought it for 3 reasons:

1. Cash

Until 2020, I literally thought you got rich by climbing the corporate ladder and investing in your 401k 😂

There's no difference between someone posing in front of their Ferrari or posting a picture of a used Toyota Corolla with 200,000 miles on it.

Both are seeking personal validation from the car they drive.

It's all ego.

I know real estate investors whose tweets are ghostwritten.

Their ghostwriters still use hashtags like it's 2009.

That's the clearest way to tell someone isn't familiar with the platform.

They shouldn't be paying them to be ignorant.

Top creators on X repurpose their best content.

Why should you?

1. Most of your audience hasn't seen it (new followers/people missed it)
2. People need to be reminded more than taught
3. People follow you for a reason
4. Each topic has dozens of unique angles

Unpopular opinion:

Social media should only be used for business or learning. NOT entertainment.

The biggest regret of my sales career was not investing more money into cash-flowing assets (like rental properties).

If I could do it again, I'd live off my base salary and invest 100% of my commission.

Getting $100+ deposits from affiliate links is a wild feeling.

• People trust you enough to buy the product
• All you do is put in a link and you make $

It's not my focus. I'm not an affiliate marketer.

But I do plug an affiliate link when it's relevant.

Lots of people will get drunk today

I'm lifting. (Leg day). Then sauna and cold plunge.

Most people say things 'Why would you do that today? It's a holiday. Relax. Have fun.'

To me, my day is more fun than boozing.

We are not the same.

Having more clients than likes is a flex 💪

I have two friends on the top realtor team in Austin,

• One wears a suit to every occasion. He looks sharp.
• The other wears soccer jerseys everywhere.

They both crush it.

The lesson:

Lean into whatever fits your personality. Be you. Not someone else.

• Write
• Work on The One Thing
• Eat a great meal and nap
• Lift, jiu jitsu, sauna & cold plunge
• Hangout with loved ones and friends

The easiest way I've found to be fulfilled is to stack great days on top of each other

Why is the search functionality so bad on X?

I can't even search who I'm following. And when I type in a person's name, it doesn't pull up. I have to memorize their handle to find them in search.

It hasn't improved in a decade.

Why do people ask how other people's investment portfolios returned each day?

Investing is a long-term game.
