What these arguments always boil down to, no matter how much the people making them try to pretend otherwise, is that rent controls are bad for landlords because they reduce profitability of their ‘asset’. Good - housing is a human right not an asset to be exploited for profit.

The evidence shows that rent controls are effective in limiting rent increases, that they give stability to long-term tenants, and that any impact on the supply of rental housing can be addressed by limitations on landlords converting properties for other uses.

The same goes for when Berlin had rent controls.

Rent FELL in the regulated sector and rose in the UNREGULATED sector - the answer to those rent rises was clearly *more* rent controls, spread to the unregulated sector, not less rent controls!

Opponents of rent controls make these kind of arguments that sound reasonable but quickly fall apart.

Scottish rent controls were too weak, and full of loopholes that allowed landlords to hike rent up.

Stronger rent controls, without loopholes, could easily have stopped that!

Right to Buy has been disastrous: 40% of council houses sold through it are now owned by landlords, & very few have been replaced.
